Madigan Capital’s Expert Insights at Property Council of Australia Forum

Madigan Capital was delighted to be well represented at the recent Property Council of Australia Annual Capital Markets Forum.

Luke Briscoe, Head of Capital and Investor Solutions at Madigan shared valuable insights on the benefits of commercial real estate debt (CRED) as part of a diversified investment portfolio. The session, titled “Debt: Bank and Non-Bank Lending and Global Credit,” provided a deep dive into the role of real estate debt in investment strategies.

Luke highlighted the importance of including commercial real estate debt in diversified portfolios, emphasising how CRED can offer stable returns and act as a hedge against market volatility. His presentation also examined the broader economic impacts of incorporating CRED, including its role in supporting sustainable development growth for the real estate market.

Commercial real estate debt is a compelling asset class that can enhance portfolio resilience and provide attractive risk-adjusted returns. Investors looking to diversify their portfolios should consider the strategic benefits of CRED.

“If we look at international investors, they’re looking at investing globally, and when they look at Australia, they can choose equity and debt. Now, when it comes to the debt side, there are far fewer hurdles to invest in real estate debt in Australia than there are in real estate equity. Thin capitalisation is not an issue. There’s no stamp duty. There’s no land tax. So all of these issues that we have all been familiar with over the past few years in the equity side, don’t exist in the debt side. International investors are finding that debt can in fact provide strong returns, alongside stability, transparent market governance and less hurdles than the equity side.” said Luke Briscoe. Importantly, Luke warned, that it is critical when investing in private credit that investors choose a partner that has strong fiduciary institutional grade debt investment experience with a long track record of successful returns.

Madigan Capital’s participation in the forum underscores its commitment to providing innovative and sustainable investment solutions. The insights shared by Luke Briscoe are a testament to Madigan Capital’s expertise in navigating the complexities of the real estate debt market. His discussion on the potential for real estate debt to contribute to economic stability and growth was particularly well received by attendees.
